New Cafés, Bakeries Open Across Business Bay Amid Rising Demand
New cafés, bakeries and service firms are setting up in the district as residential growth creates steady local demand.

Pantry Café opened its latest venue at Bay Square while Barbar launched its second Dubai site at Bay Avenue, both in Business Bay. Bus Rental Dubai started operations from Damac XL Tower, Office 1007, and Domaine Properties established a new office in the same district. Lebanese bakery Furn Beaino plans to open its first flagship store at Bay Square in February 2026.
These arrivals coincide with sustained residential construction that has lifted demand for everyday services. Business Bay currently lists 361 building developments, of which 179 stand completed and 66 remain under construction. Twenty further projects sit in the planning stage, including HQ by Rove, The Atelier and Hirmas Tower, with roughly 10,127 new residential units scheduled for delivery between 2025 and 2027.
Retail and transport firms follow population growth
Pantry Café and Furn Beaino both chose Bay Square, a location already popular with new residents. Barbar’s move to Bay Avenue follows the performance of its original branch on Hessa Street. Bus Rental Dubai’s office in Damac XL Tower positions the firm near both corporate towers and the growing number of apartments. Domaine Properties cited its broader UAE expansion as the reason for the Business Bay office.
Average transaction prices in the district reached AED 2,483 per square foot in early 2026, up 65 percent from the 2020 low of AED 1,500 per square foot. Active schemes such as Peninsula Five by Select Group, Bayz 101 by Danube, Regalia by Deyaar and Rove Home by Emaar continue to add stock through 2027 and 2028.
Local operators adapt to wider conditions
Business Bay covers 46.9 million square feet, with 22.1 percent allocated to residential use and 18.5 percent to commercial space. The remaining 59.4 percent is mixed-use, supporting a projected population above 300,000. New outlets are therefore responding to measurable local population growth rather than waiting for external conditions to settle.
