How we reported this

Business Bay recorded over AED 4.5 billion in off-plan real estate sales during Q2 2025. The figure came with a 22 percent year-on-year increase in off-plan prices, according to market data tracked by local reporting.
Project launches anchor capital movement
Centurion Properties opened Phase 2 of the Burj Capital Business Bay premium office tower on September 29, 2025. The launch added 238 office units and five retail outlets to the inventory. Select Group completed off-plan sales for its AED 7 billion Peninsula master community, which includes a Grade A office tower. APCC secured the AED 1 Billion Meals Campaign Residential and Retail Tower on plots 346-0165 and 346-0167. These announcements arrived alongside OMNIYAT's LUMENA ALTA, positioned as the tallest commercial building in Business Bay and the largest commercial project listed in the June 2026 pipeline.
The sequence of completed sales and new starts shows capital continuing to target commercial floor space rather than pausing after earlier cycles. Business Bay already contains more than 240 commercial towers and 22,000 residential units, with finance, technology and real estate companies forming the main tenant base.
Indicators point to ongoing activity
The AED 4.5 billion quarterly total and the 22 percent price rise supply a concrete measure of demand strength. Employers in the district continue to post openings across business development, reception, telemarketing and consulting roles, with more than 300 positions listed as of July 15, 2026. Mid-level salaries range from AED 12,000 to AED 25,000 per month, while senior finance and technology positions reach AED 30,000 to AED 55,000.
Observers will watch how the remaining 2026 pipeline, led by LUMENA ALTA, translates into further leasing and sales activity. The district operates under Dubai Municipality and Dubai Land Department oversight, with updates on zoning and licensing available through official portals and the Dubai Now app.
