Business Bay Plots and Deliveries Require Fresh Allocation Choices

Business Bay holds 361 building developments today, of which 20 sit in the planning stage, forcing immediate choices on the final developable plots along the eastern canal edge.
The timing matters because the district must absorb roughly 10,127 additional residential units by the end of 2027 on top of the existing 45,000 units. That increase will push total supply past 55,000 homes while the area’s 46.9 million square feet continues to split into 22.1 percent residential, 18.5 percent commercial and 59.4 percent mixed-use zones. Developers and regulators now face concrete questions about which plots receive which mix of uses before construction crews arrive.
Named projects already shaping the pipeline
Active work includes Bayz by Danube, expected to deliver more than 1,400 units, and Binghatti’s Canal Front and Mercedes-Benz Places schemes, which together target more than 3,000 units. Separate launches listed for 2026 comprise Peninsula Five by Select Group, Bayz 101 by Danube, Regalia by Deyaar and Rove Home by Emaar. Seven further luxury towers-One by Binghatti, Safa Gate, Skyrise, Damac Altitude, Bugatti Residences by Binghatti and Tiger Sky Tower-remain under discussion. Each of these carries its own unit count, height and use mix, so the remaining canal-edge plots must be assigned without repeating the same product type already under way.
The average transaction price reached AED 2,483 per square foot in early 2026, a 65 percent rise from 2020 levels, and more than 7,200 residential transactions were logged in 2024 with 55 percent of them off-plan. These figures show demand remains strong even as supply grows, yet they also highlight that buyers now compare finished projects against those still on the drawing board.
Next steps hinge on plot-by-plot rulings
City authorities and landowners must decide the precise boundaries and permitted uses for the plots that remain along the eastern canal edge and near Al Khail Road. Those rulings will determine whether the final parcels lean toward additional residential towers, office space or mixed-use buildings that combine both. Once those allocations are fixed, developers can submit final designs for the projects already named in the pipeline. No further public timelines have been released, but the sequence begins with the plot decisions themselves.
