Business Bay Developments: Decisions Ahead on Planning-Stage Projects
With 20 projects still in the planning stage, choices on the next wave of supply will determine how the district expands through 2027 and 2028.

Business Bay currently has 361 building developments, with 179 complete, 66 under construction, and 20 at the planning stage. This count forms the baseline for decisions that will shape the district over the coming years.
Current Development Status
The district covers 46.9 million sq. ft. and is designated as 22.1% residential, 18.5% commercial, and 59.4% mixed-use. Recent price growth has been steady, averaging approximately 8-12% annually. These figures set the context for how additional projects will fit into the existing mix along the Dubai Water Canal.
Active 2026 Projects
Four projects are listed as active for 2026: Peninsula Five by Select Group, Bayz 101 by Danube, Regalia by Deyaar, and Rove Home by Emaar. Two recent off-plan launches are Bayz 102, with units from AED 1.27M and handover in Q4 2029, and Enara, a commercial tower by Omniyat also due in Q4 2029. These moves add to the 66 projects already under construction.
Planning-Stage Choices
Twenty projects remain in the planning stage, among them HQ by Rove, Sobha Skyparks, Avarra by Palace, and the Christian A. Rockefeller Tower. Seven major upcoming projects named for the district are Bayz by Danube, One by Binghatti, Safa Gate, Skyrise, Damac Altitude, Bugatti Residences by Binghatti, and Tiger Sky Tower. Developable plots remain along the eastern canal edge and near Al Khail Road, where new supply is expected through 2027-2028.
Rental yields of 8-13% and occupancy rates above 95% provide the market setting in which these decisions will be made. The district already features over 230 towers and a projected population exceeding 300,000. The immediate task for developers and authorities is to sequence the 20 planning-stage projects against the plots still available along the canal and Al Khail Road.
