RTA Road Projects Shape Latest Infrastructure Developments in Business Bay

The Dubai Roads and Transport Authority completed three major traffic improvement projects in Business Bay during Q2 2025. These works converted a two-lane two-way street parallel to Sheikh Zayed Road into a one-way dual carriageway and added capacity measures at several intersections.

Completed Capacity Upgrades

RTA projects delivered a 100-metre storage lane at the Al Mustaqbal Street intersection. This change increased right-turn capacity toward First Al Khail Street by up to 50 percent. Service road reorganisations along Al Mustaqbal Street raised overall road capacity by approximately 50 percent and reduced traffic conflicts.

Agreements and Access Works

In mid-2025 Dubai Holding and RTA signed a AED6 billion deal covering bridges and roads that improve access to Business Bay. The package includes surface improvements at Sheikh Zayed Road intersections and a new pedestrian bridge at First Al Khail Road. Earlier Al Khail Road works at the Business Bay entrance added a 435-metre lane to support traffic flow toward Abu Dhabi.

Planned Parallel Road and Metro Links

RTA plans a parallel road in Business Bay that features a 3.5km three-lane flyover crossing the Dubai Water Canal and a five-lane motorway extending to Al Quoz Industrial Area. Additional plans reference expansion of the Metro Blue and Purple lines together with the Business Bay Green Loop and smart city elements such as energy-efficient lighting.

Business Bay remains under mainland jurisdiction of the Dubai Department of Economic Development. Commercial fit-outs therefore require Dubai Municipality building permits along with Dubai Civil Defence approval and an Owner/Developer NOC. These requirements apply alongside the road network changes.

Further works will continue to address congestion and safety on routes serving the district. Residents and businesses can monitor RTA updates for any temporary lane adjustments during remaining phases.
