Business Bay Residents React to RTA's Latest Traffic Upgrades

The Dubai Roads and Transport Authority completed three major traffic improvement projects in Business Bay during Q2 2025. These works targeted congestion and safety along key routes including streets parallel to Sheikh Zayed Road.

One change converted a two-lane, two-way street parallel to Sheikh Zayed Road into a one-way dual carriageway. Road capacity on that stretch rose by 100 percent. A separate 100-metre storage lane was added at the Al Mustaqbal Street intersection to increase right-turn capacity toward First Al Khail Street by up to 50 percent. Service road reorganisations along Al Mustaqbal Street lifted capacity by approximately 50 percent and reduced traffic conflicts.

Scale of work in the district

Business Bay contains 361 building developments at present. Of these, 66 remain under construction and 20 sit in the planning stage. The district spans 46.9 million square feet, with allocations of 22.1 percent residential, 18.5 percent commercial and 59.4 percent mixed-use. Earlier mid-2025 agreements between Dubai Holding and RTA covered AED 6 billion in bridge and road works that include surface improvements at Sheikh Zayed Road intersections and a new pedestrian bridge at First Al Khail Road.

Next steps outlined in plans

RTA has described a parallel road in Business Bay that will include a 3.5 km three-lane flyover crossing the Dubai Water Canal and a five-lane motorway link toward Al Quoz Industrial Area. Additional Al Khail Road works at the Business Bay entrance added a 435-metre lane to improve flow toward Abu Dhabi. Longer-term proposals mention expansion of the Metro Blue and Purple lines plus development of the Business Bay Green Loop. Residents who travel these corridors continue to observe how the completed changes affect daily movement through the area.
