The setup matters now because pedestrian access to Bluewaters Island opened alongside the Ain Dubai observation wheel, pulling daily foot traffic through JBR without requiring separate transport.
Local blocks and retail layers
The six blocks run west to east as Shams, Amwaj, Rimal, Bahar, Sadaf and Murjan. Dubai Properties, a Dubai Holding subsidiary, launched the overall scheme in August 2002 and finished the 6-billion dirham build in 2010. The Walk, a 1.7-kilometre ground-level strip, opened in August 2008 and feeds directly into The Beach retail plazas built by Meraas Holding. Those plazas contain seventy retail and food-and-beverage outlets plus parking levels that serve both hotel guests and apartment owners.
The arrangement places 35 residential towers and five hotels within walking distance of the Dubai Tram and Dubai Metro stations. This layout lets residents reach the beachfront plazas and the new island link on foot, reducing reliance on cars for short trips.
Scale and global contrast
The community supports roughly 15,000 residents in apartments ranging from 900-square-foot studios to 5,500-square-foot penthouses. In many coastal cities worldwide, residential towers, retail strips and beach access sit in separate zones that require extra travel. JBR places all three elements on the same 2-square-kilometre footprint, with The Beach plazas occupying the actual shoreline between the Hilton and Sheraton hotels.
Looking ahead, the pedestrian bridge to Bluewaters Island will keep drawing visitors past JBR's existing outlets. Residents can use the direct link for evening walks or quick access to the island's dining and entertainment without additional bookings, keeping daily routines simple and contained within the immediate waterfront area.
