Developers active in the area, including those tied to the Dubai Land Department’s periodic sales, noted that financing pre-approvals for these lots fell by roughly one-fifth compared with May figures. The pattern matches reports from mortgage desks at banks operating out of the Al Baraha branch corridor, where applications for properties under AED 1.5 million have slowed.
Price evidence and next steps
Transaction records from the 3 July auction show an average achieved price of AED 1.38 million for apartments in the 80-100 square-metre range, AED 90,000 below the June median. One 92 square-metre flat in Hor Al Anz closed at AED 1.12 million after a 22-minute bidding round that started at AED 950,000.
Agents advise prospective buyers to watch the next scheduled auction on 22 July at the Deira Exhibition Hall. Those holding pre-approvals should review them against current rate sheets, as several lenders have flagged a possible 25 basis-point adjustment by month end. Checking title deeds and service-charge histories for lots along Al Khaleej Road remains essential before registering interest.
