Most buyers this quarter are end-users from the finance and logistics sectors already working inside Deira's older commercial clusters, rather than speculative investors from outside the emirate.

Agents at the Deira branch of Better Homes recommend inspecting units within 400 metres of the new metro exit before the next price adjustment expected after the Creek Walk official opening in September. Service-charge budgets published by the Dubai Real Estate Regulatory Agency for Creek Views Residences list AED 14.50 per square foot, which remains competitive against newer towers further east along Sheikh Zayed Road.
