Dubai's Roads and Transport Authority opened the widened Al Maktoum Bridge section on 1 July 2026, cutting travel time from Hor Al Anz to Deira's commercial core by 12 minutes during peak hours.
The bridge upgrade arrives as Deira records its strongest first-half transaction volume since 2023, driven by buyers seeking established freehold zones with direct links to both the airport and Port Rashid. Local agents report that families priced out of Jumeirah are now viewing Hor Al Anz plots because the new link reduces daily commutes to under 25 minutes.
Metro extension anchors corridor
The RTA's Green Line extension will add two stations at the eastern end of Hor Al Anz by March 2027. One station sits 400 metres from Al Rigga Street's retail strip, while the second serves the Al Muteena community park. Dubai Municipality's AED 2.8 billion corridor program, launched in 2025, pairs the metro work with new pedestrian bridges and shaded walkways along 14th Street.
These projects sit inside the same planning boundary that already contains Deira City Centre mall and the refurbished Al Ghurair Centre. Both retail anchors recorded footfall increases of 9 percent in the second quarter of 2026 compared with the same period last year.
Prices and transaction data
Bayut data released on 6 July show average villa prices in Hor Al Anz reached AED 1.35 million, up 14 percent from AED 1.18 million in July 2025. Townhouses listed near the future metro station command AED 950,000 to AED 1.1 million, with 62 units changing hands in June alone. Rental yields for two-bedroom apartments average 6.8 percent gross, according to the same report.
Buyers should review current listings on Property Finder for units within 800 metres of the announced stations before the next price adjustment expected after the metro contractor hands over the first platform in December.
