Work on the Al Rigga Street widening between Naif Road and Hor Al Anz East began in March 2025 and will add two dedicated bus lanes plus a 1.8 kilometre pedestrian promenade by December 2026. The same corridor feeds directly into the Deira Waterfront regeneration zone managed by Dubai Holding, where three new residential towers received building permits last month. These upgrades cut average commute times to Dubai International Airport to under 18 minutes for residents along the new alignment.
Local data from the Dubai Land Department shows 312 transactions in Hor Al Anz between January and June 2026, compared with 241 in the same period of 2025. Average transaction values reached AED 1.05 million for two-bedroom apartments, reflecting an 11 per cent year-on-year increase recorded at the end of the second quarter.
Next steps for buyers and developers
Units in buildings within 400 metres of the future Al Muteena station entrance are already listed with 8 per cent premiums over comparable stock further east. Prospective buyers should review RTA station precinct maps released last week and cross-check service charge schedules at the Dubai Municipality portal before committing. Developers with plots along the widened section of Al Rigga Street are expected to submit final master plans by October, which could accelerate supply and moderate near-term price growth.
