A second cluster has formed along 27th Street near the Clock Tower roundabout, where several 1980s low-rise buildings have been refurbished with lifts and ground-floor clinics.
Transport and services drive choices
Buyers repeatedly cite the 10-minute drive to Rashid Hospital and the direct bus routes to Deira's main post office and municipal offices. These addresses also sit inside the freehold zones that allow full foreign ownership, removing one layer of paperwork for non-Emirati retirees.
Average transaction prices for 65- to 85-square-metre units in these streets reached AED 485,000 in June 2026, according to the same Land Department release, compared with AED 620,000 for equivalent space in newer Jumeirah buildings. Monthly service fees average AED 1,800, roughly half the outlay reported in newer gated compounds across the creek.
Agents at the Deira branch of Better Homes say viewings for these units now run at 12 per week, double the rate recorded in early 2025. The same agents note that most clients arrive with cash from prior sales rather than new mortgages.
