The home carried a reserve of AED 3.85 million and closed at AED 4.42 million after a nine-bid contest involving five registered bidders. Three competing parties were still active when the hammer fell.
On Bateen Wharf Road, a renovated three-bedroom villa listed with Harbour Gate Realty sold at AED 2.91 million against a reserve of AED 2.60 million, a 12 percent premium. The property attracted 14 registered bidders, one of the higher registration figures recorded at a single-lot residential auction in Jbr this year. Not every lot cleared. Three apartments in the newer Shoreline Residences block were passed in, two of them after vendor bids failed to attract a single counter-offer from the room. JBR Properties Group and Harbour Gate Realty both confirmed auction calendars through late July, with fewer than 40 residential lots collectively listed for public sale before August. Buyers with finance in place should register early; several agents are already reporting conditional pre-auction offers being declined by vendors confident in the auction process after this weekend's results.
