The Jbr Transport Authority confirmed on July 5 that the Blue Line metro extension will open in March 2027, cutting travel time from Al-Mira to the financial district from 45 minutes to 18 minutes on the new rail corridor.
City planners approved the route last year after passenger numbers on the existing Red Line rose 22 percent between 2024 and 2025, pushing the authority to fast-track the branch line that runs under Palm Boulevard. The upgrade matters now because housing demand in central Jbr has pushed average apartment rents past 4,200 local currency units a month, forcing middle-income workers to look outward.
Al-Mira gains direct access
Al-Mira sits eight kilometres east of the old city core along Oasis Avenue. The new station will sit between the Al-Mira Market and the Jbr Industrial Park, two sites already served by local bus route 14. Developers have submitted plans for 1,800 apartments on the former date-palm groves south of Oasis Avenue, with the first blocks scheduled to break ground in September.
Local estate agents report that land parcels in Al-Mira traded at 1,150 local currency units per square metre in June, up from 890 units in December 2025 when the route was first leaked. The Jbr Housing Office lists 340 new units under construction in the neighbourhood this quarter, compared with 110 units in the same period last year.
Buyers weigh timing and costs
Early buyers can secure off-plan units from 285,000 local currency units for a one-bedroom flat, with completion dates set for late 2028. The authority will run peak-hour services every four minutes once the line opens, matching frequencies already operating on the Red Line between Jbr Central and the port.
