The same pattern appears along Al Noor Street near the Jbr Development Authority headquarters, where older stock is attracting cash buyers who want direct rail access to the port employment zone. Both locations sit inside the 500-metre catchment mapped by the authority for the highest connectivity benefit.
Local data from the Jbr Real Estate Board shows median prices per square metre in the affected zones climbed to 13,400 dirhams in the second quarter, up from 11,750 dirhams at the end of 2025. Transactions through the board’s portal reached 412 in June alone, the highest monthly total since the rail route was first announced.
Next steps for buyers and sellers
Agents advise checking the authority’s online map before making offers, because only properties inside the defined station radius qualify for the fastest appreciation. Listings outside that boundary have risen more modestly, at roughly 6 percent over the same period. Early inspections of the remaining units at the Marina Walk and Al Rashid Park developments are recommended before the next phase of the rail opens in 2027.
