Dubai Approves 42-Story Tower Adding 380 Homes on Palm Jumeirah
Dubai Municipality cleared a 42-storey mixed-use tower on the western trunk of Palm Jumeirah this week, adding 380 residential units and 12,000 square metres of office space.

Dubai Municipality issued final planning consent on 7 July for the Palm Trunk Tower project, a 42-storey building that will rise on a 1.8-hectare plot 400 metres from the Palm Jumeirah entrance roundabout.
The approval arrives while transaction volumes across the Palm have climbed for three straight quarters and while developers race to lock in sites before new infrastructure fees take effect in January 2027.
The tower stands 250 metres from the Palm West Beach promenade and directly opposite the Palm Jumeirah Monorail station that serves Atlantis The Palm and the Boardwalk retail strip.
Site layout and local links
Ground-floor retail will open onto an extended section of the existing Boardwalk, linking the new lobby with the Yacht Club marina berths and the Nakheel-operated parking structure at the trunk base. Residents will have direct pedestrian access to the monorail without crossing traffic.
Documents lodged with the municipality show 380 apartments ranging from 78-square-metre one-bedroom units to 265-square-metre penthouses, plus 8,200 square metres of Grade-A offices on floors 8 to 18.
Numbers behind the consent
Average asking prices for comparable ready stock on the western trunk reached AED 2,450 per square foot in June 2026, up 14 per cent year-on-year, according to Property Finder transaction data. The new tower’s off-plan prices start at AED 1.95 million for the smallest units, with 30 per cent of inventory released to registered agents on 9 July.
Construction is scheduled to begin in September 2026, with a 32-month programme targeting handover in Q1 2029. Buyers must complete 10 per cent on signing and a further 20 per cent within 90 days under the project’s escrow schedule.
Interested parties can register interest through Nakheel’s sales centre on Palm West Beach or via the municipality’s online portal before the first allocation round closes on 22 July.
